In post-war England, renowned ghost hunter and skeptic Florence Cathcart (Rebecca Hall) is invited to investigate reported hauntings at a boys' boarding school in Cumbria. She reluctantly accepts after being told that pupil Walter Portman had recently died under mysterious circumstances. Upon arrival, she meets governess Maud (Imelda Staunton), boy Thomas Hill (Dominic Westwood), and the enigmatic headmaster Mr. Mallory (Daniel Mays). Florence begins her investigation despite initial resistance from the staff. She soon discovers a connection between Walter's death and the ghostly occurrences, leading to her belief that these are not supernatural events but rather manifestations of grief and guilt. As she delves deeper, strange phenomena begin to occur, leaving Florence scared and questioning her skepticism.
